Avia Letňany Development Area
The design concept responds to the complex conditions within the site arising from its sheer size, its disconnection from the surrounding area, the provisions of the current land-use plan, ongoing amendments to that plan, ownership structures, and the complicated transport situation in the area.
The predominantly residential function of the proposed development is complemented by services, retail, offices and public amenities (nursery schools and primary schools), with the aim of creating an urban quarter that supports the generation of employment. The urban character of the layout is achieved through semi-enclosed perimeter blocks with a clear hierarchy of public, semi-public and private spaces.
The design allows for the retention of selected industrial buildings, incorporates chosen areas of existing mature greenery, and designates non-developable parkland whose arrangement significantly enhances permeability for pedestrians and cyclists.
